Of the three sprinkler repair companies I contacted, Hessenauer was the only one to respond. They provided a date and time, and they arrived on schedule. They did a thorough inspection and fixed multiple problems for a reasonable cost. They are now my "go to" sprinkler repair company.

Could not have worked with a better team. They came out, heard what I wanted, then validated that it was needed, and gave me a quote. They did a lot of repairs on my old system and it is up and running again. I could not have been more impressed with their timeliness, professionalism, and attention to my specific needs as an old home. I will use them again when needed.

I was impressed with Hessenauer Irrigation. Jay did a great job replacing an old irrigation clock. He didn't stop there, he checked each of my 4 zones and replaced a few heads that needed to be replaced. I'm saving their contact info and will definitely use them next time I need any work done!

If you’re staring at a patchy lawn and wondering whether a sprinkler system is worth the investment, cost is usually the first question. Here’s a straightforward look at what irrigation system installation actually runs in Central Florida, and the factors that move the number up or down.

Typical Cost Range

Most residential irrigation installations in the Orlando area fall between $2,500 and $6,500 for a full system on an average sized lot. Larger properties, complex landscaping, or commercial installations can push well past that range. The number you’ll actually pay depends heavily on the factors below, so think of this as a starting point rather than a quote.

What Drives the Price Up or Down

Lot size and zone count. Irrigation systems are built around zones, separate sections of your yard that water on their own schedule. A small townhouse lot might need two or three zones, while a larger property with distinct sun and shade areas, flower beds, and turf can need six or more. Each additional zone adds valves, piping, and labor.

Existing landscaping vs. new construction. Installing a system around mature landscaping takes more time and care than running lines through an open lot before sod goes down. Trenching around established trees, flower beds, and hardscaping adds labor hours that new construction doesn’t require.

Water source. Systems tied into a municipal water line are usually the simplest and least expensive to install. If your property uses a well, especially a shallow well shared with irrigation, you may need a dedicated pump, which adds to the cost but often pays for itself over time in lower water bills.

Controller type. A basic timer controller costs less upfront than a smart, Wi-Fi enabled controller. Smart controllers cost more initially but adjust watering based on weather and soil conditions, which can reduce your water bill enough to offset the difference within a couple of years.

Rain sensor and compliance requirements. Florida law requires a rain sensor or soil moisture sensor on new irrigation systems. This is a relatively small line item, but it’s a required one, not an optional upgrade.

Soil and terrain. Central Florida’s sandy soil is generally easier to trench than clay heavy soil, which can help keep labor costs down compared to other regions. Properties with slopes, drainage issues, or rocky patches will see costs rise.

Irrigation Best Practices: Choosing the best irrigation system for you in Central Florida.

A Realistic Breakdown

For a typical quarter acre residential lot in the Orlando, Longwood, or Winter Park area with four to six zones, standard sprinkler heads, and a basic controller, expect to land in the $3,000 to $4,500 range. Add a smart controller, drip zones for flower beds, or a well pump, and the total climbs from there. Larger commercial properties or estate sized lots are typically quoted individually after a site walk, since zone count and water source vary so much.

Installation vs. Ongoing Costs

The installation quote is only part of the picture. Budget for periodic maintenance (spring startup, seasonal adjustments, and occasional head or valve repairs) as part of the true cost of ownership. A well installed system with a smart controller often pays part of itself back through lower water bills, particularly compared to hand watering or an older, inefficient system.

Getting an Accurate Quote

Because zone count, water source, and existing landscaping vary so much from property to property, the only way to get a real number for your yard is a site visit. A quick phone estimate can give you a ballpark, but an in person walk through lets us map your zones, check your water source, and confirm what Florida’s rain sensor requirement means for your setup.

FAQ: Irrigation System Installation Costs in Central Florida

How long does irrigation system installation take?

Most residential installations take one to three days depending on lot size, zone count, and whether we’re trenching around existing landscaping or working with an open lot. Larger properties or systems with a well pump can take longer.

Do I need a permit to install an irrigation system in Central Florida?

Many Central Florida municipalities require a permit for new irrigation installations, particularly when tying into a well or making changes to backflow prevention. Your installer should pull any required permits as part of the job.

Is a rain sensor required by law?
Yes. Florida law requires a rain sensor or soil moisture sensor on all new irrigation systems, and it must be functioning for the system to legally operate. It’s a required component, not an optional add on.

Will a new irrigation system increase my water bill?
It depends on what you’re replacing. If you’re moving from hand watering or an inefficient older system, a properly zoned system with a smart controller often uses water more efficiently and can lower your bill over time. Overwatering from a poorly designed system is usually a sign of incorrect zoning, not the system itself.

Can I install irrigation around existing landscaping, or do I need to redo my yard first?
You don’t need to redo your landscaping. We can trench carefully around established beds, trees, and hardscaping, though it does take more time and labor than installing on an open lot, which is reflected in the quote.

What’s the difference between a basic system and a smart system, cost wise?
A basic timer controller costs less upfront. A smart, Wi-Fi enabled controller costs more initially but adjusts watering based on weather and soil conditions, which can offset the difference in water savings within a couple of years.
